Kitchen Renovation Cost in NYC Apartments: 2026 Guide

“How much will my kitchen cost?” is the first question almost every New York City homeowner asks. The honest answer is that it depends on your apartment, your building and the choices you make. But that doesn’t mean you have to guess.

This guide breaks down typical kitchen renovation costs in NYC apartments in 2026, what drives the price up or down and how to plan a realistic budget.

Typical Kitchen Renovation Costs in NYC

Kitchen renovations in New York City generally fall into three broad ranges. These are typical market ranges for apartment kitchens and are meant as a starting point, not a quote.

Refresh: roughly $35,000 to $60,000. The layout stays the same. You replace cabinets with stock or semi-custom options, install new countertops and backsplash, update lighting and add new appliances.

Full renovation: roughly $60,000 to $120,000. The kitchen is taken down to the studs. Plumbing and electrical are updated, cabinetry is semi-custom or custom, and finishes are mid to high end. Minor layout changes may be included.

Luxury or major reconfiguration: $120,000 and up. Custom millwork, premium appliances, stone slabs, opening walls or relocating the kitchen within the apartment (where the building allows it).

Kitchens in houses in Westchester and Nassau County follow similar patterns, although access, parking and building approvals are usually simpler, which can lower some costs.

What Drives the Cost of an NYC Kitchen

Cabinetry

Cabinets are usually the largest single line item. Stock cabinets cost the least, semi-custom cabinets offer more sizes and finishes, and fully custom cabinetry or millwork costs the most but fits the space perfectly. In older apartments with uneven walls, custom work often solves problems that stock cabinets cannot.

Countertops

Quartz, natural stone and specialty surfaces vary widely in price. Thickness, edge details, the number of seams and the size of the slab all matter. In NYC, getting a large slab into a building and up to your apartment can add cost as well.

Appliances

Appliance budgets range from a few thousand dollars to well over the cost of the rest of the kitchen. Professional ranges, panel-ready refrigerators and built-in coffee systems add up quickly, and some require dedicated electrical circuits or gas upgrades.

Layout Changes

Keeping plumbing and gas where they are is the most cost-effective approach. Moving the sink, range or dishwasher means rerouting pipes and lines, and in many buildings those changes require engineer review. Some buildings prohibit them altogether.

Electrical Upgrades

Older NYC apartments often don’t have enough electrical capacity for modern kitchens. Adding circuits for induction ranges, wall ovens and multiple appliances is common, and in some buildings it requires coordination with building management.

Building Requirements

Co-op and condo renovations carry costs you won’t find in a house: architect or engineer drawings, building review fees, specific insurance requirements, permit filings, restricted work hours and protection of hallways and elevators. Limited work hours can also extend the schedule, which affects labor cost.

Hidden Costs in Pre-War Kitchens

Pre-war apartments are beautiful, but opening the walls often reveals issues that need to be addressed: old galvanized plumbing, outdated wiring, uneven floors and plaster that needs repair. A good contractor will walk the space carefully and point out likely conditions before you sign, and it is wise to keep a contingency of around 10 to 15 percent for surprises.

How to Get an Accurate Price

Know your building’s rules first. Get your alteration agreement and house rules before you design, so your plan is realistic.

Make your key selections early. Cabinets, counters and appliances drive the budget. The more decisions you make up front, the more accurate your proposal will be.

Ask for an itemized proposal. A single lump sum makes it hard to compare bids. An itemized proposal shows you exactly where your money goes.

Compare scope, not just price. Make sure every bid includes the same work, including protection, debris removal, permits and building requirements.

Where You Can Save Without Cutting Quality

  • Keep plumbing and appliances in their current locations
  • Use semi-custom cabinets with a custom finish on key pieces
  • Choose a quartz or stone that comes in standard slab sizes
  • Put your budget into the things you touch every day, like hardware, counters and lighting
